Edgewater is an upscale, ethnically diverse urban community that fronts the Hudson River on Bergen County's eastern border. Once a fabulous resort area for New Yorkers and then a hardworking industrial city, the borough today is part of New Jersey's Gold Coast, with luxury high-rises lining the waterfront. New upscale shops, movie theaters and gourmet food stores have recently been built to accommodate the residents.
The Eleanor Van Gelder Elementary School is located at Undercliff Ave - 201 945-4106. Students from grades 7-12 attend the Leonia Middle School and Leonia High School.
Recreation - A full-time Recreation Director is employed. Facilities include a conservation area, 3 publich playgrounds, 1 athletic field and 1 public tennis court. The Public Library is located at 49 Hudson Avenue.
Houses of Worship include Holy Rosary Roman Catholic Church at 26 Edgewater Place and First Presbyterian Church at 710 Undercliff Avenue. Clubs include Senior Citizens, VFW, Republican and Democratic Clubs, PTO, Pleasant Valley Club and Scouts.

When you purchase a property, it usually includes the land and everything attached to it, such as buildings, trees, shrubs, etc. Most buyers are only interested in purchasing the real estate, not the owner's personal property. What happens when personal property has become a part of the real estate? Is it actually a "fixture" which will now convey to the buyer with the real estate?
There are three tests which usually need to be satisfied. Has the personal property been permanently annexed to the real estate? Is it intended to become part of the real estate? What is the local custom? Fixtures may include shades, heaters, ranges, screens, storm windows, lighting fixtures, etc. To save misunderstanding at the closing--and perhaps the sale--it is important that the seller spell out specifically in the sales agreement what will go to the buyer as part of the property.
