Welcome to Fairlawn... located 22 miles from New York City, has a population of 31,637. No historic account of Fairlawn would be complete without recognition of the Lenni-Lanapi native tribes of northern New Jersey. The railroad came through town in the early 1880's and the trolley line to Hackensack and the Hudson River in 1906. Toward the end of the 19th century and in the early 20th, homes were built near the Passaic River, off Fairlawn and Morlot Avenues. Within Fair Lawn's boundaries is a unique community called Radburn. One of the first modern planned communities in the United States, it was intended originally to be a self- sufficient entity known as "Town for the Motor Age" Fairlawn's greatest period of growth was during the 1940's and 1950's . What began as an agricultural hamlet has grown into a suburban town providing homes, schools, parks and shops for residents and jobs for thousands of workers in businesses, office and industries. Parks and Recreation - There are two pools in Fairlawn; Memorial pool is located at Berdan Avenue. Walsh Pool is located at Harristown. Fairlawn Schools include Forrest School on Hopper Ave, Henry B. Milnes, located on Radburn Rd, Warren Point, located on Broadway, Westmoreland located at Parmalee Ave. Memorial Middle school, located at 1st Street & Lambert Road, Fairlawn High School located at Berdan Ave, Thomas Jefferson Middle School located at Morlot Ave. Houses of Worship: Church of Christ, Grace Orthodox Presbyterian Church, Peace Korean Reform Church, Temple Beth Shalom, Congregation B'Nai Israel, Congregation Shomrei Torah, Temple Avoda, Church of the Atonement, St. Leon's Armenian Church.

Closing or Settlement >Real Estate Repairs
In most real estate transactions there are a few responsibilities that the sellers need to handle before the closing, such as repairs and termite extermination. The deadline for completing these obligations usually coincides with the actual closing. Many sellers barely make that deadline. Those who wait until the last minute to handle these matters may miss the deadline altogether or pay high rates in order to get a plumber, roofer or electrician on an emergency basis.
Your buyers will probably get a structural inspection done after the contract is ratified. Within 10 days of the contract's acceptance by all parties, the pest inspection should be scheduled. Even though sellers usually know well in advance what is needed, they sometimes put things off until the buyers have finalized the loan approval process. Since these repairs will have to be made anyway, it is a good idea to get them done promptly.
