Bergen County

Located in the northeastern tip of New Jersey, Bergen County is the state's most populous county with population of more than 884,000 residents. The seventy municipalities include affluent, upscale and ethnically diverse
communities such as Englewood Cliffs, Tenafly, Englewood and Alpine.
Serious shoppers flock from all around the state and beyond to Bergen County's
plethora of upscale retail stores. The Garden State Plaza in Paramus is New Jersey's largest mall with five anchors - Neiman Marcus, Nordstrom, Macy's, Lord & Taylor and JC Penney - plus more than 275
specialty stores. Also in Paramus are the
Bergen Mall,
Paramus Park Mall, The Fashion Center and
Riverside Square
in Hackensack features Saks Fifth Avenue, Bloomingdale's and Tiffany & Co.
Bergen County Schools - the educational system is
excellent. Each town has its own school system and many of these are leaders in developing innovative educational programs. Special programs are available in most school districts. Bergen County Academy
in Hackensack is a premier school which includes Academies for Advancement of Science and
Technology, Business and Finance, Engineering and Design, Medical Science and Technology, Culinary and Hotel Management, Telecommunications and Computer Science and Visual Performing Arts.  Five institutes of higher learning provide educational opportunities in Bergen County:
Ramapo College
of New Jersey in Mahwah, Fairleigh Dickinson
University in Teaneck,
Felician College in Lodi,
Saint Peter's College
in Englewood Cliffs and
Bergen Community College
in Paramus.
Top-notch health care is available at
Bergen Regional Medical Center, Paramus;
Englewood Hospital
and Medical Center, Englewood;
Holy Name Hospital, Teaneck; Hackensack
University Medical Center, Hackensack; Kessler Institute for Rehabilitation, Saddle Brook;
Pascack Valley Hospital, Westwood; and the
Valley Hospital in Ridgewood.
Bergen County offers plenty of thrills. East Rutherford is home to the
Meadowlands Sports Complex, with
Giant's Stadium,
Continental Airlines Arena
and the Meadowlands Racetrack. The
Giants,
Jets,
Devils and
Nets all play their home games there and the facilities often host rock concerts by the industry's biggest stars from Aerosmith and U2 to New Jersey's own Bruce Springsteen and Bon Jovi. Every summer the stadium parking lot comes to life with carnival rides and games during the Meadowlands Fair. In Englewood, the 1400-seat
Bergen Performing Arts Center
presents a broad range of celebrities, performers, music, theater, dance comedy, holiday shows and children's entertainment. More opportunities include several public and private golf courses, plus sprawling green spaces at county parks.
In addition to Bergen County's recreational attractions, residents enjoy quick access to Manhattan's many cultural and entertainment attractions, including
Broadway shows, The Metropolitan Museum of Art, and large-scale events at
Madison Square Garden
and
Radio City Music Hall.
Bergen County Homes - Tenafly homes range from old Victorians to ranches, from colonials to contemporary homes. Although there has been a recent increase in large newly constructed houses, many Closter homes scattered around town are charming 18th and 19th century houses. Demarest homes are situated in one of the most picturesque towns in Bergen County, with its 19th century downtown, historic railroad station, duck pond and gazebo. The development of the diversified town of Teaneck began with the completion of the George Washington Bridge in 1931 and its connection to Teaneck via State Highway Route 4. Englewood is a sophisticated city which combines much of its historic grace and charm with an exciting cosmopolitan atmosphere. Englewood homes have many contrasts consisting of elaborate Victorian mansions and modern low-rise condominiums, between large estates and affordable apartments.

First Time Buyers >The Perfect House
Home buyers must often deal with deferred maintenance or repairs. For example, you may have found a terrific house and like many competent home buyers, you included a structural inspection contingency in your purchase agreement. What happens when you find out that your "perfect" house needs some work? Do you ask the sellers to pay for the repairs? Before you answer "yes", there are some important considerations.
Some contracts require that all of the home's systems, such as plumbing, heating, electrical and central air conditioning, be in working order. In this case, the sellers may be obligated to repair any problems with these systems. Leaky roofs, damp basements, or other structural problems may not be covered, however. If you ask the sellers to make these types of repairs, you may void the contract by doing so. The sellers might prefer to negotiate the repairs to keep from losing the sale. If there are other buyers waiting in the wings with back-up contracts, you run the risk of losing the home.
